This sometimes happens when there is work being done in an older home, for example, they may uncover that your electrical is not up to code and legally they are obligated to get it up to code.


Plan Ahead:

 Proper planning is key to a successful renovation. Create a detailed plan that outlines the scope of work, timeline, and budget. Consider all aspects of the project, from design and materials to permits and inspections. Set up meetings with your GC and have them create a rederring of your new space so you can both get a good idea of what the end result is going to be. Although you may have set backs in your timeline, a generalized timeline is helpful for both the homeowner and the GC.


Hire the Right Professionals:

Choosing the right professionals for your renovation project is crucial. Research and interview contractors, architects, and designers to find experienced professionals who understand your vision and can deliver high-quality work. Most of the individuals and companies within the construction industry are licensed and insured but there are a handful that are not licensed or are not properly licensed to do the work they are doing. Take the time to delve deep into this research, if their license number is not available on their website don't be afraid to ask for it!

Obtain Permits:

 Don't overlook the importance of obtaining the necessary permits for your renovation project. Failure to obtain permits can result in costly fines and delays. Check with your local building department to determine what permits are required for your project. Most of that time your GC will do all of this for you, however it would be helpful to them if you research the information you'll need to provide them ahead of time so the process is smooth. Depending on your city or county this may be a lengthy process, it's better to get a head start!


Avoid Scope Creep:

It's easy for a renovation project to spiral out of control if you start making changes to the original plan. Stick to your initial plan as much as possible to avoid unnecessary costs and delays. It is a normal part of the process for your GC to try and upsell you here and there, this may be something as small as more expensive fixtures or it could be something as big as 'this wall needs to come down', even if you want to open your budget up to things like this, try not to. If you decide down the road you want to upgrade some things, do it then!


Choose Quality Materials:

 While it may be tempting to cut costs by choosing cheaper materials, investing in quality materials can save you money in the long run. Quality materials are more durable and require less maintenance, reducing the risk of costly repairs in the future. Speaking of upselling, this is where your GC may try and upsell you but this time it's a good idea to go with their suggestion. As we all know choosing the cheapest materials is not a good idea in the long run, especially for your home. Fee free to do your own research on good, quality materials and see which ones are worth the possible price jump!


Communicate Clearly:

Communication is key to a successful renovation project. Keep open and clear communication with your contractor and other professionals involved in the project. Discuss your expectations, timeline, and any changes or concerns you may have. Keep in contact during the renovation as well, this way if you see anything (or don't see something) you can address the problem right away. It's always better to try and fix the problem while the crew is still there. If you are not living in the home while the renovation is happening, ask for daily weekly check-ins such as photos and videos to see the progress.


Prepare Your Home:

 Before starting the renovation, prepare your home by clearing out the area to be renovated and protecting your belongings from dust and debris. This will help minimize damage and make the renovation process smoother. Take everything that is fragile or breakable off shelves and walls before work begins, the vibrations of power tools may cause items to fall. Cover all unmovable furniture with plastic to keep dust and debris off, many times your GC will do this for you.


Stay Flexible:

Renovation projects can be unpredictable, and there may be unexpected challenges along the way. Stay flexible and be prepared to make adjustments to your plan as needed. Keep in mind that this part of your budget is meant for this reason and to try your best to not get frustrated, the end result will be so worth it!

Address any issues with your contractor promptly to avoid costly repairs in the future. You may not be a professional but if something looks out of place, weird or not complete be sure to contact your GC and ask.
